My top tips for selling your home at the best price

I remind every one of my sellers how hard they’ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips:

1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and staging go a long way.

2) Price it right. Too high? Buyers won’t bite, they wont even look at it. Listen to the data and price it right. You only get one shot at a first impression. On average, homes selling in the first 30 days are selling at 103% to list price. After 30 days, homes are selling for less than list price.

3) Promote it well. Starting with those listing photos. Your home’s first showing is online - set your home apart from the rest with professional listing photos, floor plans, virtual tours and an agent with a marketing strategy.  This will ensure you get maximum exposure online and more potential buyers in the door for showings in the first few weeks.
