How’s the market in Columbia County? May Recap

Seriously where do the days go⏳how is it June 9th already? TGIF here’s some light reading on the real estate market (May Recap) as we head into the weekend.

Here's what’s happening in the market right here in Columbia County, NY

May stats 

  • New Listings added =55

  • New Pending = 39

  • Homes Sold in May = 45

  • Median Sales price in May= $432K

  • Average days on market = 74

  • Homes that sold within in the first 30 days on market sold at 104.73% to list price 

  • Current Inventory = 211 homes for sale 

  • Median listing price of active listings = $750K 🤯

 

We finally are seeing more inventory in the entry level market under $500K but they are selling as fast as they list, so it remains very competitive.  This segment makes up 33% of the active listings (70), but is 56% of the total sales (97) year to date 

Between $500K to $1M is more balanced. This segment makes up 33% of the active listings (70) and 30% of the total sales (52) year to date.

At the top of the market over $1M we saw sales pick up in May, but inventory continues to build faster than it’s selling so buyers here have lots of options. This segments makes up 34% of the active listings (71) but only 14% of the total sales (25) year to date.
