How’s the Market in Columbia County, NY? March Recap

Wow this week blew by quick.  Week 1 April is over but let’s take a look back at March with a quick end-of-the-month recap! 

 Here's what’s happening in the market right here in Columbia County, NY

March stats 

  • New Listings added =48

  • New Pending = 19

  • Homes Sold in Feb = 42

  • Median Sales price in March= $410K

  • Average days on market = 88

  • Homes that sold within in the first 30 days on market sold at 107.37% to list price 

We are starting to see inventory climb ever so slightly.

  • Current Inventory = 181 homes for sale 

  • Median listing price of active listings = $699K 🤯

Sellers:

Inventory is growing slightly but still very low overall.  If you need to or want to sell this year, there’s no need to wait to list. In fact you should beat the rush and get listed before the competition grows. Buyers are out there looking.  Homes continue to sell at or over asking within the first 30 days on the market when they are well prepared, priced right, properly marketed.

Buyers:

Interest rates continue to fluctuate daily so it’s impossible to time the market if you are financing. If you are shopping at the upper end of the market your options are growing.  If you are a first time buyer just entering the market, options are limited, but that doesn’t mean you should sit on the sidelines.  Ask for lender referrals now, get pre-qualified, clear on your budget and your non-negotiables, and you’ll be ready when the right property comes to market.
