How’s the market in Columbia County? January Recap

Eek we’re already 4 days into February!  Since we’re all sitting around trying to stay warm on the coldest day of the year, let’s take a look back at January with a quick end-of-the-month recap! 

Here's what’s happening in the market right here in Columbia County, NY

January stats 

  • New Listings added =32

  • New Pending = 22

  • Homes Sold in Jan = 33

  • Median Sales price in Jan = 700K

  • Days on market = 68

  • Homes sold within in the first 30 days on market 103.38%

For every new listing that came on the market in January, one was sold.  

  • Current Inventory = 171 homes for sale 

  • Median listing price of active listings = $599,900

Sellers:

Inventory is low, so if you need or want to sell in 2023, you have very little competition right now….No need to wait for the spring market, buyers are out looking now.   Homes priced right, properly marketed and well prepared are selling over asking within the first 30 days on the market.

Deals may be found in listings that have been sitting on the market for a while.
